The developers of Waterfront Place, a new A-grade commercial office building in Century City, required a balustrade system that aligned with the building's modern design language. The architect specified frameless glass panels with stainless steel posts and handrails throughout the interior staircases and mezzanine levels. The exterior balconies required a marine-grade stainless steel solution to handle the salt air exposure from the nearby coastline.
Gateway Metalworks worked directly with the architectural team from concept to installation. We produced detailed shop drawings and 3D models for approval prior to fabrication. Every stainless steel post was precision-cut and welded in our Cape Town workshop to eliminate on-site modifications.
The installation covered two main staircases spanning four floors, 180 linear metres of mezzanine walkway balustrades, and 90 linear metres of exterior balcony railings. All interior balustrades used 12mm toughened glass infill panels with Grade 316 stainless steel posts and handrails. The exterior balconies used Grade 316L stainless steel for maximum corrosion resistance.
All work met SANS 10400 requirements for height, infill spacing, and load resistance. The project was delivered in 12 weeks across two installation phases to align with the building's fit-out schedule.
The building's developer praised the finish quality and highlighted the balustrade system as a selling point in their tenant marketing.

THE CHALLENGE
A new A-grade commercial office building in Century City needed a balustrade system that matched the architect's modern design vision. The building features open-plan floor plates with central staircases as the focal point of the interior. Standard off-the-shelf balustrade systems would not meet the design standard or the dimensional accuracy required. The exterior balconies face the coast, exposing all metalwork to salt air and demanding marine-grade corrosion resistance. The developer also needed the work phased around the main contractor's fit-out schedule with zero delays to other trades.

Phase 1: Gateway Metalworks coordinated with the architect and structural engineer, taking precise laser measurements of every staircase, mezzanine edge, and balcony slab. Shop drawings and 3D models were submitted for approval, with two design revisions completed within 48 hours.
Phase 2: Grade 316 stainless steel posts and handrails were fabricated to a satin finish, paired with 12mm toughened glass panels cut to exact dimensions. The full installation across staircases, mezzanine walkways, and exterior balconies took 12 weeks with no overtime charges.
Phase 3: A full handover package was delivered to facilities management, including cleaning guidelines, warranty certificates, and an annual inspection schedule. Gateway Metalworks backed all fabrication and installation workmanship with a 24-month warranty.

THE RESULTS
Cost Efficiency: In-house fabrication saved the developer an estimated 15% compared to sourcing from multiple suppliers. All cutting, welding, and polishing under one roof eliminated third-party markup.
Quality Standard: 270 linear metres installed across four floors. Every weld ground and polished to satin finish. Zero defects flagged during the architect's final snag inspection.
Timeline Performance: Delivered in 12 weeks across two phases. No delays. No disruption to other trades on site.
Tenant Feedback: Prospective tenants consistently commented on the balustrade quality during building tours. The developer featured the staircase in their marketing photography and leasing brochures.
